Silver Glen Preserve is a lovely country location, surrounded by eco lands, trails, and golf course and is one of my personal favourites. Right in the middle of it all, this community is only a hop to Collingwood, Blue Mountain, and beaches and marinas on Georgian Bay. Residents here enjoy the feel of the stylish townhouse, lower density design, lots of open spaces, protected forest, and interesting wildlife. The builder here is well known, and with several local projects on the go, they are focused on maintaining their solid reputation. Started in 2008, the final phase is underway, so there are both new homes and resales that may be available on the market. The layouts include bungalow townhouses and 2 storey models. All units have a garage, covered entries, full basements and sundecks. Included is a recreation centre with a 15 metre lap pool, hot tub and fitness centre. Some resales will still have a portion of the 7 year Tarion Warranty that comes with new homes. This is an ideal place for retirees who want to cut down on exterior work, and also active famiies looking for recreational pursuits. This development can serve both dreams, ski chalet and summer cottage. Southern Georgian Bay is home to many condominium communities, and Collingwood has some of the best: well established, waterfront developments that offer terrific value in living by the Bay. Rupert's Landing was built by Rupert Bronsdon between 1986 and 1989. It is situated on 18 acres of waterfront with a total of 207 units: 156 town house style and 51 apartment style condos in "The Tower". The town homes are one and two level, 2 or 3 bedroom, summer and ski condo designs complete with decks, laundry room and fireplace. The tower has 2 and 3 bedroom layouts, some with undercover parking. More and more of the homes are becoming full time residences. Great spot for boaters and skiers and others who enjoy activity.
Interesting about Rupert's Landing is that some owners have more than one unit, and many that sell will upgrade to a larger unit or one closer to Georgian Bay. As you drive through the community you will notice the mature trees, neat as a pin lawns, and lush shrubbery. In addition to nice jogging/walking trails and the private marina, Rupert's Landing has over 1/2 mile of shoreline on Georgian Bay, tennis courts, playground, a 6000 square foot Recreation Centre complete with indoor pool, squash court, work out room, a fireplace lounge and pool table. Rupert's Landing also features "Penny", the long term recreation director who plans events from dinners to socials to tennis tournaments.
Rupert's Landing Marina is a well sheltered Georgian Bay location with a marked channel going north and east for access to the 30,000 Islands, Severn Sound, Midland, Penetang, Victoria Harbour, Port McNicol, Honey Harbour, Beausoliel Island and the world famous Trent Severn Waterway. North and west takes you to Thornbury, Meaford, Owen Sound, and Tobermory with it's outstanding diving. The harbour is man made using a high rip rock barrier to give excellent protection against the usual weather conditions. There are floating docks, and dry storage, along with racks for canoes, kayaks and boards. There is a launch ramp and swimming spot as well. As of 2012, with a one time fee of $1,500 you can get a life lease for a boat dock or slip, with annual dues ranging from $350 to $900 depending on the length of boat and location of slip. Docks are often available for rent. There is winter storage at $15 per foot of boat, and summer storage for a trailer for $150, or a trailer with a boat for $500.
Some owners will offset carrying costs through seasonal leases. These homes are very rentable for either ski season or summer use, with the owner occupying the unit for the other season. All year round, these homes provide a wonderful setting, and comfortable units at a gateway price.
