August 2017 MLS Statistics 

Here for you are numbers from the Western District of the Southern Georgian Bay Association of Realtors, Year to Date, as at the end of August 2017. The number of residential properties listed was down from 3,022 to 2,660, a decrease of 12%. The number sold was down from 1,943 to 1,752, a decrease of 10%. Total value of properties sold was $796,346,727, an increase of 11%.

Overall, with the number of listings taken down, and the number of sales made also down, the result is a more balanced inventory. Year to date, the Sales to Listings ratio was down to 66%, the average market time was up to 43 days, and properties sold for an average of 98% of asking. This month, we see that market conditions are more favourable for buyers, and sellers face a more competitive market.   We are seeing few sales with multiple offers this month.

We continue to see confidence of investors in our area real estate. Three sources of buyers supporting our market are retirees, second home owners, and international buyers.

Clearview/Stayner, listings were down 25% to 169, and sales were down 25% to 116, the 12 month moving average selling price was up 21% to $544,704.

Collingwood, listings were up 4% to 587, and sales were down 11% to 422, the 12 month moving average selling price was up 25% to $443,035.

Meaford, listings were down 5% to 184, and sales were down 12% to 110, the 12 month moving average selling price was up 13% to $378,021.

The Blue Mountains, listings were down .07% to 404, and sales were down 10% to 257, the 12 month moving average selling price was up 23% to $583,623.

Tiny Township, listings were down 7% to 361, sales were down 8% to 232, the 12 month moving average selling price was up 17% to $413,412.

Wasaga Beach, listings were down 9% to 650, and sales were down 20% to 456, the 12 month moving average selling price was up 25% to $388,081.
