MLS of Southern Georgian Bay YTD as of October 2017

Here are numbers from the Western District of the Southern Georgian Bay Association of Realtors, Year to Date, as at the end of October 2017. The number of residential properties listed was down from 3,592 to 3,195, a decrease of 11%. The number sold was down from 2,437 to 2,135, a decrease of 12%. Total value of properties sold was up to $976,264,520, an increase of 7.9%. Overall, with the number of listings taken down, and the number of sales made also down, the result is a modest increase in inventory.  Prices continue to rise. Year to date, the Sales to Listings ratio was down to 67, and properties sold for an average of 97.7% of asking. This month, we see that market conditions are balanced between buyers and sellers.   We are seeing few sales with multiple offers this month.

We continue to see confidence of investors in our area real estate. Three sources of buyers supporting our market are retirees, second home owners, and international buyers.

Clearview/Stayner, listings were down 25% to 210, and sales were down 25% to 139, average days on market were 50, the 12 month moving average selling price was up 12% to $540,652.

Collingwood, listings were up 5% to 705 and sales were down 7% to 540, average days on market were 29, the 12 month moving average selling price was up 20% to $452,756.

Meaford, listings were down 7% to 210, and sales were down 18% to 137, average days on market were 47, the 12 month moving average selling price was up 17% to $403,275.

The Blue Mountains, listings were down 3% to 506, and sales were down 5% to 328, average days on market were 66, the 12 month moving average selling price was up 18% to $599,963.

Tiny Township, listings were down 8% to 417, sales were down 13% to 275, average days on market were 41, the 12 month moving average selling price was up 17% to $430,999.

Wasaga Beach, listings were down 4% to 786, and sales were down 22% to 538, average days on market were 26, the 12 month moving average selling price was up 20% to $397,583.
