Here for you are numbers from the Western District of the Southern Georgian Bay Association of Realtors Year to Date, as at the end of November 2017. The number of residential properties listed was down from 3,802 to 3,385, a decrease of 11%. The number sold was down from 2,623 to 2,279, a decrease of 13.1%. Total value of properties sold was up to $1,047,386,174, an increase of 5.9%. Overall, with the number of listings taken down, and the number of sales made also down, the result is a relatively steady inventory. Prices continue to rise as do Days On Market. Year to date, the Sales to Listings ratio was down to 67, and properties sold for an average of 98% of asking. This month, we see that market conditions are balanced between buyers and sellers. We are seeing few sales with multiple offers this month. The chart shows 12 months of new listings in blue, and sales made in red.
We continue to see confidence of investors in our area real estate. Three sources of buyers supporting our market are retirees, second home owners, and international buyers.
Clearview/Stayner, listings were down 25% to 225, and sales were down 3% to 147, average days on market were 64, the 12 month moving average selling price was up 11% to $543,016.
Collingwood, listings were up 5% to 752 and sales were down 7% to 577, average days on market were 41, the 12 month moving average selling price was up 21% $454,576.
Meaford, listings were down 3% to 221, and sales were down 17% to 145, average days on market were 76, the 12 month moving average selling price was up 20% to $406,527.
The Blue Mountains, listings were down 5% to 535, and sales were down 3% to 362, average days on market were 86, the 12 month moving average selling price was up 18% to $596,161.
Tiny Township, listings were down 9% to 432, sales were down 14% to 287, average days on market were 69, the 12 month moving average selling price was up 19% to $428,019.
Wasaga Beach, listings were down 5% to 823, and sales were down 21% to 571, average days on market were 50, the 12 month moving average selling price was up 23% to $400,334.
