Here for you are numbers from the Residential MLS of Southern Georgian Bay Association of Realtors, Year to Date, as at the end of the year, 2017. The number of residential properties listed was down from 5526 to 5121, a decrease of 7%.   The number sold was down from 4291 to 3649, a decrease of 15%. Total value of properties sold was up to 1,485,897,164, an increase of 4%. Year to date, the Sales to Listings ratio was 71 and properties sold for an average of 98% of asking. This month, we see that market conditions are balanced between buyers and sellers.   Prices continue to rise. Overall, with the number of listings taken down, and the number of sales made also down, the result is a static inventory.  We are seeing few sales with multiple offers this month.  We continue to see confidence of investors in our area real estate. Sources of buyers supporting our market are largely retirees, with some recreational home and international buyers.  This chart shows year to date new Listings and Sales for the past 12 months. 

Blue Mountains, listings were down 32% to 678, and sales were down 4% to 455, average days on market were 65, the average selling price was up 22% to $534,511.

Clearview/Stayner, listings were down 20% to 277, and sales were down 20% to 182, average days on market were 48, the average selling price was up 50% to $512,528.

Collingwood, listings were up 2% to 1026, and sales were down 7% to 822, average days on market were 30, the average selling price was up 21% to $353,271.

Meaford, listings were down 4% to 235, and sales were down 17% to 155, average days on market were 52, the average selling price was up 20% to $394,441.

Tiny Township, listings were down 9% to 486, sales were down 16% to 317, average days on market were 43, the average selling price was up 20% to $431,462.

Wasaga Beach, listings were down 24% to 980, and sales were down 20% to 684, average days on market were 28, the average selling price was up 21% to $377,746.
